If I post my property for sale on this site, am I going to recieve any leads? Of course! In fact, you recieve the lead exclusivly and it's also an extremely warm lead coming directly from your listing. In the real estate game, internet leads are one of the most important pieces to your business model. As home buyers increasingly continue to submit their information throughout the internet, more and more real estate agents are trying to establish an internet presence. We’ve already been around the block and experimented with every type of internet lead possible. It is because of this experience, that we have determined a sure fire way to generate top of the line internet leads. There are three basic types of internet leads. However, only one source proves to have a higher conversion ratio than the other two. Purchasing leads Typically, this is on a per lead basis from a lead brokerage/company and will reduce the conversion ratios significantly (based on our experience). The home buyer is directed to a form with the expectations that they will be able to search the Multiple Listing Service and then their information is sold to a real estate agent. Generating Leads If you can afford to pay for traffic from the larger real estate portals such as Home Gain, chances are that you will be able to generate your own leads. You supply the form and grant access to some type of home database after the form has been submitted. These types of leads have a higher conversion ratio, but usually, the information will be false and the prospects interests are only to search for homes. Also, research has been conducted by realtor.com that concluded the average internet home buyer is six months to a year from purchasing. Direct Hit Leads It’s been our experience that this type of lead has the highest conversion ratio. We are establishing a community for a lifetime with the intent to produce a repeat customer base. We want the home buyer that’s six months out to continue to come back and use our database to search for your home! When the home buyer submits a form inquiring about more information on a specific property, this “direct hit” is what all real estate agents and FSBO’s should be looking for. It’s this type of internet lead that establishes quick report between the customer and the service provider/seller. We also want our internet savvy home buyers to know who has the listing for sale and what they look like. So what about leads? If you take the time to submit a listing, you should receive the lead that it generates. VirginiaBeachestates.com does not interact with any of the leads from your postings. They are exclusively linked to your email address and all of your contact information is displayed at the top of every results page (even on the printable flyer!). We even supply you with a “hits” counter so you can track how many times your property has been clicked on. At the current time, we are unsure of the leads to clicks ratio. However, we can safely estimate this to be around 30:1 (not yet validated). |
